Replacing a roof in Arlington
Detached single-family houses make up only about 25 percent of Arlington's housing. If you own one of them, or an attached home with a roof you control, the replacement decision is yours, and it starts with the condition of what is up there now.
Patching is reasonable for one damaged area on a roof with plenty of life left. Replacement is the wiser route when wear is general, when the shingles are at or past their expected age, when there is already a second layer, or when the decking is soft, delaminated or stained.
About 33 percent of local homes were built before 1960, and on older houses the condition of the deck deserves close attention. For a covering-only job on a one- or two-family home, Arlington County generally does not ask for a building permit. Deck or structural work can change that: replacing more than 256 sq ft of decking, or fire-retardant-treated decking such as on townhouses, needs a permit through Permit Arlington Center. Ask the contractor how they would handle that if it comes up, and who would apply.
Also settle the roofing material, the schedule, the terms of the manufacturer's warranty, and the removal and disposal of the old shingles before any work begins.
